What a UK Heatwave Does to Your Roof

When the UK hits a run of hot, dry weather, most of us are thinking about paddling pools, garden barbecues and keeping the house cool — not our roofs. But a prolonged heatwave puts a surprising amount of stress on the tiles, felt, flashing and timber above your head. At Severnside Roofing Specialists Ltd, we see a noticeable jump in call-outs every summer once temperatures climb, and it’s rarely storm damage — it’s heat damage that’s been building quietly for weeks.

Here’s what actually happens to a UK roof during a heatwave, and what to watch out for once the weather cools back down.

Roofs Aren’t Built for Extreme Heat

British roofing materials are designed around our normal climate — damp, mild, and rarely much above 25°C for long. When temperatures push into the low-to-mid 30s for days at a time, materials that are used to gentle expansion and contraction get pushed well outside their usual range.

Roof surface temperatures can run 20–30°C hotter than the air temperature on a sunny day, meaning a 32°C heatwave can leave your tiles or felt sitting at 55–60°C or more. That’s a big ask for materials never designed to handle those conditions for extended periods.

Common Heat-Related Roof Problems

Cracked and warped tiles. Concrete and clay tiles expand as they heat up and contract again overnight. Repeated cycles of expansion and contraction — especially over several years of hot summers — can cause hairline cracks, which often don’t show up until the next heavy rain, when water finds its way in. Older or already-weathered tiles are particularly vulnerable.

Softened and blistering felt. On flat roofs, felt is one of the most heat-sensitive materials on the property. Prolonged sun exposure can soften felt to the point where it blisters, bubbles, or develops splits. Once the surface is compromised, it’s only a matter of time before water gets underneath.

Warped or split guttering and fascias. UPVC guttering and fascia boards can warp, bow, or crack in extreme heat, particularly on south-facing elevations that get the most direct sun. This is one of the more common issues we’re called out for once a heatwave has been and gone.

Dried-out sealants and flashing. Lead flashing around chimneys, valleys and roof joints relies on sealants to stay watertight. Extended heat can dry out and crack these seals, creating gaps that let water in during the next rainfall — often the very first downpour after weeks of dry weather.

Loft and timber stress. It’s not just the outside of the roof that suffers. Roof timbers in a hot loft space can dry out and shrink slightly, which over time can loosen nails and fixings holding tiles and battens in place — one of the reasons tiles sometimes start slipping seemingly out of nowhere in autumn.

Why Problems Often Show Up After the Heatwave Ends

One of the trickiest things about heat damage is that it’s rarely obvious in the moment. Cracks, softened felt and dried-out seals tend to sit quietly until the first proper spell of rain arrives — at which point water finds every weak point at once. This is why we see a spike in emergency roof repair call-outs in the weeks following a heatwave, rather than during it.

What Homeowners Can Do

Check your loft after a heatwave. Look for any signs of light coming through the roof, damp patches, or a musty smell — all early signs that a seal or tile has failed.

Inspect guttering and fascias for warping. Sagging or misshapen sections are a sign the material has been under more heat stress than it can handle long-term.

Look at flat roofs closely. Bubbling, blistering or cracking felt is much easier — and cheaper — to deal with before the next heavy rain than after.

Don’t ignore small slipped tiles. A single dislodged tile might seem minor, but it’s often a sign of wider fixing failure across the roof.

Get a professional inspection if your roof is older. Roofs that have already had a few summers behind them are far more likely to show heat-related wear, and a proper survey can catch problems while they’re still small.
